William Lyon Homes Meridian Club House

Delivery Process: CMAR

Total Square Footage: 14,148 SF

Construction of a new ground-up clubhouse facility and site amenities on a 7.5 acre site The building is a single story structure with natural rustic architecture. Indoor features include a lobby and great room with massive 50’ solid wood trusses, a demonstration kitchen, warming kitchen, recreational amenities and men and women’s restrooms and locker rooms, and indoor and outdoor shower spaces. Lobby area and great room includes: large gas fireplace, multiple seating areas near open cooking & demonstration area, large area of glass windows and sliding glass doors for open poolside view. Site work included full site development, utilities, landscaping, and 73 parking spaces.

Phoenix Law Group TI

Delivery Process: Design-Bid-Build

Total Square Footage: 6,120 SF

Demolition to shell and tenant improvement of an existing 6,120 SF SF building on a 27,200 SF lot. Work also included a small second floor 488 SF addition with a bathroom, exercise room, and outdoor employee break area.

Marriott Canyon Villas Sales Center

Total Square Footage: 12,680 SF

New construction of a two story wood-framed office building to house local on-site sales and operations staff. Interior consists of several offices, lobby and gallery areas designed for reception and marketing towards new owners and visitors for large scale timeshare development.

MESA III PLATINUM IT CALL CENTER

Total Square Footage: 100,000 SF

Fast-track build-out of a multi-story building on an occupied telecommunications campus. Completed in phases, the project scope consisted of demolition and build-back of 70,000 SF on the 2nd and selected areas of the 3rd floor. The subsequent phase consisted of a 30,000 SF renovation on the 1st floor. Renovations also included: mechanical, plumbing and electrical renovation, Direct Digital Control (DDC) upgrades, and complete electrical and data system replacement. New spaces in the facility include: 86-seat auditorium, offices, co-working spaces, high-end digital staff entertainment space, full break room, telepresence conference room, fully-equipped fitness room with multi-use equipment and custom audio. Exterior site improvements of 60,000 SF included irrigation and landscape upgrades, multiple patio areas, and underground utilities.

VASA FITNESS CENTERS – CHANDLER, PHOENIX, TUCSON

Total Square Footage: 63,000 SF, 61,000 SF, 54,000 SF, and 50,000 SF

These project sites include a full tenant improvement and conversion of two large retail spaces into fitness facilities as Caliente’s team worked very closely with the Owner, Architect, and Construction Manager to facilitate a fast track schedule that includes an abundance of owner supplied materials: lighting fixture, rubber flooring, gym equipment, TVs/monitors, and large-scale HVLS fans. Each site’s amenities include a basketball court, racquetball courts, free weight area, indoor swimming and lap pools, cardio deck, group fitness rooms, team and personal training rooms, high-energy cycle rooms, cross-functional training area, fitness cinema, sauna, spa, steam room, tanning facility, hydro-massage lounge, and KidCare facilities.

CITY OF CHANDLER PUBLIC SAFETY BUILDING PHASE I & II

Total Square Footage: 29,130 SF + 28,960 SF

Phase one was a brand new two-story masonry training building for the Chandler Fire and Police Department training programs. Construction of the training building included an auditorium, lobby, elevator, classrooms, fitness room, defensive tactics room, simulation rooms, locker rooms, restrooms, break room, offices, IT spaces, and three training prop buildings. Site work includes site excavation, drainage/retention, paving/parking, lighting, security fencing and gates, landscape and irrigation, wet and dry utility extensions and services (including five dry wells), sidewalks, signage, and roadway modifications for a left turn lane. A pedestrian bridge was constructed over the retention area and a permanent 750KW backup generator installed. Phase II included new construction of a 19,960 SF pre-cast firing range training building with six drive-through apparatus bays and a 19,000 SF pre-engineered metal multi-purpose building. The multi-purpose building features a Fire Department classroom, lockers and showers, equipment storage, and shop spaces for Fire staff and recruits. These two buildings were constructed directly behind the main building built in Phase one.

Morgan Stanley Client Advisory Center at Rivulon

Total Square Footage: 32,681 SF

The project is a 30,000+ SF interior fit-out on the 2nd floor in Building #3. Build-out in this new two-story building consists of open general office space, private offices, conference rooms (including video conference and multimedia presentation rooms), training room, support spaces such as a pantry, dining area, wellness room, copy areas and file storage rooms. Build-out also includes a new MDF Room, IDF Room, electrical rooms, and pre-action closet. Scope also includes two (2) new diesel generators within a new enclosure adjacent the parking lot and two (2) new packaged AC units on the roof to provide N+1 Generator & 2N UPS redundancy to the base building systems.

CHILDREN’S MUSEUM OF PHOENIX

Delivery Process: Renovation/Construction

Total Square Footage: 9,400 SF

This 2-phased project consisted of demolition and structural upgrades to the lower level/basement, renovation and build-out of the new multipurpose and demonstration room on the main level, and relocation of the new art room to the upper level.

The first phase included structural upgrades to a portion of the lower level basement area totaling 2800 SF which required the removal of existing wood columns and beams which extended through and supported the main level, and replacing them with steel columns and beams.

The second phase consisted of demolition, renovation and build-out of an area on the main level for the new 2800 SF multipurpose room, the conversion of the 1900 SF former art room into a demonstration room, and the relocation of the art room to the upper level.

JOE’S FARM GRILL

Total Square Footage: 1,200 SF

Scope includes enclosing an existing under-roof patio area to provide an additional 851 SF of seating for the existing Joe’s Farm Grill Restaurant. Scope also includes the addition of a new 1040 SF Dish Washing Building on the property – with two new restrooms. Site improvements are minimal, but will include sidewalk modifications and landscaping revamping.

AMERIFIRST OFFICE EXPANSION AT RIVULON

Total Square Footage: 8,000 SF

Tenant improvement of an 8,000 SF office space expansion. The vanilla shell with a hallway required demolition. Scope also included millwork, insulation, doors & hardware, glazing, drywall/framing, acoustical ceilings, painting, window blinds, fire sprinkler, plumbing, mechanical, and electrical.

GREAT HEARTS ACADEMIES, LINCOLN CAMPUS CHANDLER, AZ

Delivery Process: Bid/Build

Total Square Footage: 38,000 SF

This tenant improvement project included selective demolition of 38,000 SF and renovation of an existing 143,000 SF two-story building on a K-12 charter school campus of an Arizona nonprofit corporation. The renovation consisted of the expansion of 2 classrooms, the reconfiguration of 2 shared faculty office spaces, a conference room, reading room, and 2 multiple-occupancy restrooms on the second floor. Also additional work included: structural, MEP, and finishes. Exterior work included sloped unpaved areas for drainage away from building. Added Value was achieved by featuring active and passive strategies for heating, lighting, plumbing, and cooling to promote efficient energy and water-use practices. The building utilized local materials that promoted healthy interior environments and contained high recycled content where applicable.

MASSAGE LUXE

Total Square Footage: 2,326 SF

Tenant improvement building out of shell space for Massage LuXe at Artesian Marketplace. Build out includes reception area, massage rooms, restrooms, back of the house, and lounge area.

ENTERPRISE RENT-A-CAR AT DEER VALLEY

Delivery Process: Bid/Build

Total Square Footage: 3,500 SF

Enterprise is developing an Enterprise Rent-A-Car rental branch located in the “Deer Valley” section of Phoenix, AZ. Development of approximately 2.5 total acres of undeveloped land (grading, above ground storm water retention, paving. Erection of a 3,500 SF rental office with connected car wash bays (block building with various elevation finishes).
